Ubi Ave 3 DormitoryThis dormitory design elevates worker quality of life through a holistic approach. Its environmental performance is achieved by enabling cross-ventilation throughout all dormitory units, significantly decreasing energy consumption. The project innovates by dedicating the first storey to public commercial space, actively connecting residents with the community. A lush landscape on the entire second level provides a green gathering area, transforming the living space beyond mere accommodation into a vibrant, integrated, and dignified home.

Gain City @ TampinesOne of Singapore's largest home-grown retail chains commissioned this "megastore" industrial mixed-use development comprising three storeys of commercial retail spaces and upper seven levels include industrial warehouses, R&D offices and multi-storey carpark in a 10-storey building. To serve the adjacent Tampines residences, there are shopping, three food courts and public walkways on the first storey. On upper storeys there are landscaped sky terraces and rooftop garden, giving this industrial building a rather green sustainable outlook.

AREA OF EXPERTISE

Over the past two decades, we have been extensively involved in the comprehensive design and development of numerous Industrial Buildings and Workers’ Dormitories.

LARGEST RAMP-UP INDUSTRIAL HUBS

We completed one of the largest ramp-up industrial hubs at Pioneer Road North, housing 1,300 industrial units within a single location through consecutive GLS projects over a span of five years.

For all four projects within the hub, we successfully achieved sales launches within six months from the inception of each development.

Pioneer Centre, Pioneer Junction, Pioneer Point, iSpaceThe vision for this development is to establish one of the largest ramp-up factory hubs in Singapore. Our client successfully secured all four GLS industrial sites at Pioneer Road North within a span of five years, marking a major milestone in industrial development planning.Comprising a total of 1,300 units, each factory is designed with vehicular ramp-up access, an en-suite toilet, and private parking lots for both cars and lorries, providing convenience and efficiency for every business operator.The entire development is conceived to offer an office-like working environment, integrating sustainable and energy-efficient features while being fully equipped with modern industrial facilities and infrastructure to meet the evolving needs of today’s industries.

Sungei Tengah LodgeThis development comprises 10 nos. 13-storey dormitory blocks designed to accommodate 25,000 workers. Conceived to address Singapore’s workforce shortage, the project integrates essential facilities such as canteens, retails, medical clinics, and recreational areas to promote a self-sustaining and secure living environment. Careful planning was undertaken to balance stringent security requirements with the need for vibrant communal and leisure spaces, both indoors and outdoors. The result is a thoughtfully planned complex that fosters comfort, safety, and community well-being while supporting the nation’s labour infrastructure and operational efficiency.

SINGAPORE'S LARGEST PBD

A notable milestone was the Sungei Tengah Lodge, Singapore’s largest purpose-built workers’ dormitory (PBD) with a capacity of 25,000 beds, completed a decade ago.

This year, we successfully revamped the entire development to fully comply with the latest stringent MOM and URA codes, and achieving CSC without the reduction of a single bed.

Similarly, it obtained planning approval for two existing dormitory developments to increase their plot ratios from 2.5 to 6.5.

FEASIBILITY STUDIES & SECURING GLS

In terms of feasibility studies, we assisted one of our clients in securing two Government Land Sales (GLS) industrial sites at Tukang Innovation Drive amid keen competition.

These achievements stand as testimony to our in-depth knowledge and ability to analyze, interpret, and apply the underlying principles of planning and technical authorities’ policies, codes, and grey areas effectively.

Tukang Innovation DriveThe concept for both the 10-storey ramp-up industrial building is guided by three core principles: functionality, flexibility, and future sustainability. The design seeks to redefine the conventional image of industrial developments by integrating efficient circulation systems, human-centric spatial planning, and environmentally responsible design strategies.The façade design expresses a modern industrial identity through clean lines, robust materials, and rhythmic modulation. The use of precast panels, metal cladding, and energy-efficient glazing emphasizes durability while maintaining a sleek, corporate image. Sustainability is embedded throughout the design.

Shaw LodgeOccupying a compact urban parcel, the 16-storey workers’ dormitory efficiently accommodates 2,000 occupants while integrating communal and ecological functions.A 6-metre-high sky terrace on the 6th storey operates as a communal breakout space while introducing spatial porosity and biophilic relief within the dense urban fabric.Complementing this, the rooftop greenery extends the architectural language, forming a cohesive green datum that reinforces the project’s sustainable agenda.The façade’s grey-green palette and rhythm of inclined fins articulate a refined climatic response, functioning as solar veils while enriching the overall aesthetic quality of the development.

Westlite Toh Guan DormitoryThe design brief envisions an intensified the existing dormitory development to meet the authority's latest living standards for workers. The new and remodeled buildings efficiently provide all essential functions and recreational facilities for 8,000 workers on a compact site through thoughtful design.This development attains two milestone records in Singapore, being the first workers' dormitory to obtain the BCA Green Mark (SLE) Super Low Energy certification. and being Singapore's tallest workers' dormitory blocks at 24 storeys high.

Westlite Mandai DormitoryA new 22 storey block and remodeled of existing low-rise blocks at Westlite Mandai Dormitory is a post-COVID development designed to address Singapore’s acute workforce shortage and comply with the MOM’s latest New Dormitory Standards (NDS) requirements. This project also marks a significant enhancement in dormitory design, featuring comprehensive built-in furniture solutions that prioritize workers’ comfort and personal space while maintaining strong communal interaction within shared rooms.Beyond meeting regulatory needs, the development sets a new benchmark for worker accommodation, reflecting a thoughtful balance between functionality, dignity, and well-being, a milestone in elevating.

Proxima @ GambasThis project is thoughtfully designed to cater to small and medium-sized enterprises engaged in clean and light industries.The design intent is to create a highly functional and conducive environment for efficient loading, storage, and collection of goods within each unit. The development combines practicality with comfort — offering an office-like atmosphere enhanced by landscaped sky gardens and a range of sustainable, energy-efficient features.Blending modern industrial facilities with a contemporary architectural character, Proxima @ Gambas provides businesses with an ideal setting that supports productivity, sustainability, and long-term growth.

TOM DormitorySituated within an industrial enclave, this additions and alterations of workers dormitory with the existing industrial development comprises a ground-floor showroom, second-floor offices, and an L-shaped workers’ dormitory accommodating 500 occupants on the upper levels.Protruding green terraces on alternating floors function as biophilic connectors between the two blocks, mediating the building’s massing and introducing a soft counterpoint to its rectilinear geometry. The composition establishes a deliberate juxtaposition of texture and form, enhancing visual depth and spatial porosity. The front façade is designed with vibrant exposed MEP pipes, repurposed as an architectural element that celebrates the client’s expertise in offshore and onshore engineering industries.

Eastern LodgeThe objective of our client is to transform the relatively deteriorated existing 5 storey residential building to an upmarket co living development. We reimagine co-living through a community-centerd approach, offering compact urban accommodations that balance liveability, sustainability and social connection.Integrating vertical greenery and communal roof terraces enhances environmental performance while fostering interaction among residents. A refined façade of timber-toned screens and green elements establishes a distinct architectural identity that responds sensitively to the Geylang streetscape. Through careful spatial planning, passive design strategies, and climate-responsive detailing, the project delivers a resilient, comfortable, and environmentally conscious living environment, demonstrating our commitment to high-quality, sustainable, and contextually sensitive architecture.
